Casa Ripe is a restored farmhouse which sits just beneath the charming hilltop village of Ripe San Ginesio. Immediately habitable and with water, electricity and a telephone line the house will need further work eventually.
Located on a quiet road just outside the little hill-top town of Ripe San Ginesio, the property is in a peaceful setting looking across a valley towards the mountains. Secluded but not isolated, Ripe has good communications - 5 minutes to the SS78, the main road to Sarnano, Macerata (the provincial capitol), and 20 mins to the motorway.
It is possible to walk into the village from the house ( 2 mins by car) which has a bar, bakery and small shop, but just 5 minutes away from larger shops and supermarkets.

Half an hour from both the stunning mountains of the Sibillini and the golden beaches of the Adriatic, the house has 2 double bedrooms and a large twin room, fully-fitted kitchen, bathroom, and dining room. There is a wooden loggia for eating al fresco (with bbq), and a spacious garden which provides both shaded and sunny areas.
There are wood burners in both the kitchen and sitting room, and a combi boiler which provides constant hot water.
Outside is the garden of 800sq.m has peach, oak, persimone and fig trees. There is room to build a pool on the site of a small outbuilding, and also the possibility to buy further land from the local council if required.

Surrounding area: The house is ideal for both summer and winter holidays, being just half an hour from Sarnano, (which as well as the skiing centre has its own thermal baths and many walking routes) and half an hour from the Adriatic coast. 5 miles away lie the Roman ruins of Urbisaglia, (amphitheatre, cryptoportico), and 15 miles away is the walled city of Macerata, which hosts an annual opera festival in its Sferistereo. There are numerous restaurants in the area, which are as pleasing to the palate as they are easy on the wallet.
By Car: Day trips include: the Frasassi Caves (one of the largest networks in Central Europe), Assisi - with its Basilica, Perugia - a beautiful University City, Bologna - city of art, music and cuisine, Rome - no words necessary.
